New Construction Chicago Construction is booming in Chicagoland right now!  In fact, according to a new survey by MetroStudy looking at the third quarter of 2015, the rate of construction is at its highest annual level since the third quarter of 2008.  The 12-month period, which ended in the third quarter of 2015, included starts of more than 6,100 new units.  These included townhomes, duplexes and single-family, detached homes.

In addition, the trend is looking positive for both home starts and home sales.  While the number of home starts is up nearly 10 percent when comparing those started in third quarter of 2014 to the same time period of 2015, the number of closes is down about five percent comparing the two time periods of 2014 and 2015.  Still, 2014 had the most closures of…

1001 S. State Rentals, Chicago IL A new, multi-family residential tower will soon be coming to the South Loop.  Joining in with a number of developers already constructing towers in the same part of Chicago, Golub & Co. teamed has with a mixed-use complex owner to construct the 41-story high-rise.

Located at 1001 S. State Street, Golub is working with CIM Group of Los Angeles on the project.  Planned for 397 units, the $130 million project is CIM Group’s second largest apartment development in the city.  The same company is behind the Block 37 shopping center, constructed in 2012 on State Street.  It also is behind the 690-unit residential tower that tops it.  This makes more than 1,000 apartments being constructed by CIM Group in the city.

Chicago's Top Selling Neighborhoods For Condos & TownhomesWhen it comes to Chicago’s top selling neighborhoods for condos and townhomes the answer is perhaps just as diverse as the city itself.  While overall home sales within the city were up about 6.3 percent for August 2015, the sales were widely spread out across a number of unique Chicago neighborhoods.

When comparing numbers from Redfin, total home sales were at the highest levels in the Near North Side.  The next top contender was Lincoln Park.  The Loop and West Loop came in at the other end of the rankings.

Cash Sales in Chicago The City of Chicago is continuing to see cash sales decline in terms of real estate.  In fact, just released cash sales data from the month of June shows the trend could continue, and predicts what that means if it continues its downward trend for the next couple of years.  

The data comes from CoreLogic, a leading analytics, global property information and data solutions provider that helps give some insight into the nation’s real estate economy.  The company points to national statistics, showing that cash sales made up about 31.3 percent of all home sales for the month of June.  That’s down from the same period of time last year, which saw cash sales at about 33.9 percent.

Rivaling some of the tallest towers in Chicago, a new tower is planned for the city’s South Loop.  Helmut Jahn is the architect designing the 86-story tower, planned to go in at 1000 S. Michigan Avenue.  When constructed, it will be one of the tallest towers in all of Chicago.

According to drawings, this tower will be 1030’ tall, making it either the fifth or sixth tallest tower in Chicago, depending on when the Wanda Vista, planned to be 93-stories tall, is completed.  The new proposed tower is expected to be 200-feet taller than a 76-story tower going in at 113 E. Roosevelt Road.  It is expected to consist of retail stores, plus around 500 residential units and nearly 600 parking spaces.

A brand new tower proposed for the South Loop neighborhood could literally re-shape the city’s skyline.  Designed by architect Rafael Vinoly, the tower planned for 113 E. Roosevelt Road is expected to be a whopping 76-stories tall.  Even more remarkable, though, is that the building could actually turn out to be twin skyscrapers going in on the southern edge of Grant Park, with the second tower possibly consisting mostly of condominium units.

If built, the new proposal could become one of the city’s tallest buildings.  It could also become the first new construction project for Crescent Heights, the developer behind the proposal.
