An investment firm out of San Francisco has paid $48 million for the bulk of a failed South Loop condo development, according to a recent report from Crain’s. As noted, FPA Multifamily acquired 165 of the building’s 180 total units, and plans to scoop up the remaining 15 units and turn the entire Terrazio building into apartments. 

With downtown Chicago’s rental market perhaps hotter than it’s ever been, many residential developers are looking for similar condo-to-apartment opportunities all throughout the city, hoping to take advantage of such a strong apartment market.

New details have just been released concerning a new development under construction right now in River West. The project at 710 W Grand Avenue is an eight-story, luxury development, now dubbed Seven 10 West.

Close to the Grand Avenue Blue Line, the mixed-use development will eventually deliver more than 100 new apartments and around 40 parking spaces. As well, the project calls for 5,400 square feet of retail space on the ground level, fronting Grand Avenue.

Although we’ve seen plenty of recent headlines about people moving away from the Chicago area, a recent migration report from Redfin is telling a different story now. 

According to the national real estate company, people who already live in Chicago seem to be staying put for the time being, as the Windy City apparently had the most loyal residents of any major U.S. metro during the second quarter of 2017. 

The report looked at the online home search activity of over one million Redfin users across 75 cities from April through June, and roughly 92.1% of Chicago users mainly search homes and condos in the same area.

A major development story is unfolding on Chicago’s south side that once again involves the 440-acre U.S. Steel site that closed roughly 25 years ago. Most recently, Chicago-based McCaffery Interests unveiled a 12-year attempt to build a sprawling master-planned community that would’ve included thousands of homes and millions of square feet of commercial space and a marina. A fancy new apartment tower at 1326 S. Michigan Avenue is full-steam ahead after it was just granted a full construction permit. As already noted by Curbed Chicago, the project was originally approved by the city of Chicago back in early 2016, and foundation work even started back in April. But with permits in place, construction is set to begin, and when finished, 1326 S. Michigan will include 500 new luxury apartments, 7,5000 square feet of ground level retail space, and parking for 188 vehicles. 

It’s estimated that 1326 S. Michigan will cost about $119 million to build, and for now, the plan is to have occupancy begin sometime in mid-2019.
