808 Wells ApartmentsAmli Residential is prepping to build an impressive 17-story, 297-unit apartment tower in Chicago’s River North neighborhood, according to Crain’s. If approved, the project will be built at 808 N. Wells, the northwest corner of Chicago Avenue and Wells Street.

Per the Crain’s report, Amli acquired the site from Smithfield Properties, which originally planned 23-story, 58-unit condo tower prior to the company’s owner passing away a couple years ago.

For now, the plan is to have apartments at 808 N. Wells average about 548 square feet and target millennials who are willing to give up more living space in exchange for lower rent and the ability to live close to work.

Divvy bike sharing The Divvy bike sharing service still seems to be thriving as plans to add 36 more stations to accommodate more riders were just recently announced. 

Most recently, Divvy launched a new station at Malcom X College over on Chicago’s west side, and additional stations will reportedly be added in River North, Englewood, Ukrainian Village, and the Near West Side over the coming weeks and months. 

Divvy also released new and improved app features this year, which include better maps that highlight bike friendly roads and suggested routes rides may want to take based on station location. Back in late July, an offer to turn 1400 N. Lake Short Drive back into apartments was denied by owners of the building, narrowly missing the 75 percent approval requirement set forth by Illinois law. Now, just over a couple weeks later, a second vote has reportedly been approved and New York-based developer ESG Kullen will in fact move forward with its original condo deconversion plan for the 391-unit vintage high-rise on Chicago’s lakefront.

According to Crain’s, the deal is nearly identical to the first offer and will pay owners around $425 per square foot, which is a significant jump from recent sales in the building that tallied just $300 per square foot.

Chicago Condo NewsResidents at 1400 N. Lake Shore Drive in Chicago’s Gold Coast neighborhood recently rejected a de-conversion offer from a New York-based investor, according to Crain’s Chicago Business.

As mentioned in the report, ESG Kullen offered $111 million for the building, which if approved by owners, would’ve been Chicago’s most expensive de-conversion deal to date. In order for such a deal to be approved, 75 percent of condo owners much approve the offer under Illinois law, and the final vote of 74.6 percent came up just short.

Also noted by Crain’s, ESG’s offer would’ve paid owners close to $410 per square foot, which is quite an increase from the roughly $300 per square foot some units inside the building sold for most recently.

Lincoln Yards ChicagoMore details were recently announced regarding Sterling Bay’s massive new Lincoln Yards development, which if completed will transform nearly 53 ares along the north branch of the Chicago River. 

According to a report from Curbed, Sterling Bay is planning to add a jaw-dropping 12 million square feet of residential, commercial, and retail space in all, which would bring 5,000 residential units, 23,000 on-site jobs, and roughly 6,200 parking spaces to the former industrial site. 

The average building height at Lincoln Yards is planned to measure just 300 feet, although some of the development’s largest towers could reach 700 or 800 feet, according to developers.
